Legal basis and compensation

Housing associations have exactly the same legal repair duty as councils under Section 11 of the Landlord and Tenant Act 1985, and the same Awaab's Law timescales for damp, mould and hazards since October 2025. Anchor (Anchor Hanover Group) is a registered provider regulated by the Regulator of Social Housing and subject to Housing Ombudsman jurisdiction the same way a council landlord is.

This pattern of findings is one reason claims against Anchor (Anchor Hanover Group) are being taken seriously by the regulator, and it can support your individual case.

Compensation typically reflects a rent-based reduction for the period the home was unfit to live in, damaged belongings, and, where relevant, the impact on your health or living conditions.
