Bromford Housing Disrepair Claims
Whatever's happened with your home, you're in the right place. We help council and housing association tenants nationwide. Here's what we know about Bromford.
Bromford (now Bromford Flagship) was named in the Housing Ombudsman's October 2024 report on over 100 severe maladministration cases involving damp and mould, though a specific case reference wasn't isolated in this research. If you're one of their tenants living with unresolved disrepair, here's what you can do.
If your landlord has ignored a repair you reported in writing, it is worth finding out where you stand.

- 0% of homes did not meet the Decent Homes Standard (TSM 2024/25, RP01).
- Time-taken satisfaction was 69.8% (TP03).
- About 80,000 homes at the Bromford-Flagship merger (Feb 2025). The group has since merged again with LiveWest (completed 29 Jan 2026) to form Bromford Flagship LiveWest Limited, now managing 120,000+ homes. The TSM 2024/25 figures are reported under Bromford Flagship Limited and predate the LiveWest merger, so they reflect the about 80,000-home pre-LiveWest organisation, not the current combined group.
- Governance and viability were not independently verified for the current (post-LiveWest) entity in this pass.
What these figures mean. TP01/TP02/TP03 are tenant satisfaction scores from the Regulator of Social Housing's 2024/25 Tenant Satisfaction Measures. Consumer grades run from C1 (highest) to C4 (lowest); governance and viability grades run from G1/V1 (highest) to G4/V2 (lowest).
You may be able to claim if
- You're a tenant of Bromford (or a home they manage under contract for a council, if applicable)
- You've reported a repair (damp, mould, leaks, broken heating, structural issues, pests) and it hasn't been fixed within a reasonable time
- The disrepair has affected your health, your belongings, or your ability to use part of your home
Legal basis and compensation
Housing associations have exactly the same legal repair duty as councils under Section 11 of the Landlord and Tenant Act 1985, and the same Awaab's Law timescales for damp, mould and hazards since October 2025. Bromford is a registered provider regulated by the Regulator of Social Housing and subject to Housing Ombudsman jurisdiction the same way a council landlord is.
This pattern of findings is one reason claims against Bromford are being taken seriously by the regulator, and it can support your individual case.
Compensation typically reflects a rent-based reduction for the period the home was unfit to live in, damaged belongings, and, where relevant, the impact on your health or living conditions.

What could my compensation be worth?
There's no fixed table or calculator that can tell you your case's value in advance. It depends on how long the disrepair went on, how serious it was, and the impact it had on you and your home. Our full guide explains how compensation is actually calculated, including the difference between general damages (for loss of enjoyment of your home) and special damages (for provable financial losses).
