Sunderland Council Housing Disrepair Claims

6 min readCouncilUpdated Sep 2026

Whatever's happened with your home, you're in the right place. We help council and housing association tenants nationwide. Here's what we know about Sunderland Council.

Three Housing Ombudsman decisions against Gentoo (asbestos/disrepair, structural works, a shower leak) found maladministration or service failure, though none reached the 'severe' threshold. If you're a tenant experiencing disrepair, you have a legal right to compensation.

If your landlord has ignored a repair you reported in writing, it is worth finding out where you stand.

Our free eligibility check takes two minutes and carries no obligation to proceed.

  • Landlord: Gentoo Group Limited (large-scale voluntary transfer from Sunderland City Council in 2001, formerly Sunderland Housing Group). The council itself holds no directly-managed stock in this dataset.
  • 0% of homes did not meet the Decent Homes Standard (TSM 2024/25, RP01).
  • Living Environment: rank 128 (13.5%).

What these figures mean. TP01/TP02/TP03 are tenant satisfaction scores from the Regulator of Social Housing's 2024/25 Tenant Satisfaction Measures. Decent Homes is the national minimum standard for social housing. IMD rank compares deprivation against all of England (1 = most deprived).

You may be able to claim if

  • You're a tenant of Sunderland Council (or a home managed by Gentoo Group Limited)
  • You've reported a repair problem (damp, mould, leaks, broken heating, structural issues, pests) and it hasn't been fixed within a reasonable time
  • The disrepair has affected your health, your belongings, or your ability to use part of your home

You do not need to still be in dispute with the council to claim. Most claims are made after a repair has already been logged.

Legal basis and compensation

Under Section 11 of the Landlord and Tenant Act 1985, Sunderland Council has a legal duty to keep the structure, exterior, and the installations for water, gas, electricity and heating in your home in repair. Since October 2025, Awaab's Law additionally sets fixed timescales for investigating and fixing damp, mould and other significant hazards in social housing. That duty applies directly to Sunderland Council as your landlord.

Three Housing Ombudsman decisions against Gentoo (asbestos/disrepair, structural works, a shower leak) found maladministration or service failure, though none reached the 'severe' threshold. Whether or not this reflects a wider pattern, your right to a safe, well-maintained home doesn't depend on it. The law above applies regardless.

Compensation typically reflects a rent-based reduction for the period the home was unfit to live in, the cost of damaged belongings, and, where relevant, the impact on your health or living conditions.

What could my compensation be worth?

There's no fixed table or calculator that can tell you your case's value in advance. It depends on how long the disrepair went on, how serious it was, and the impact it had on you and your home. Our full guide explains how compensation is actually calculated, including the difference between general damages (for loss of enjoyment of your home) and special damages (for provable financial losses).
